TERMS & CONDITIONS
1. Reservations, Cancellations and Non-arrivals
1.1 A reservation is a legal contract between The Lanes Hotel and the guest(s) for the provision of and payment for accommodation as detailed below. Reservations are made and accepted on the following conditions:
1.2 Reservations are divided into two categories: regular bookings and group bookings (when the group consists of 8 people or more).
1.3 Regular bookings are only confirmed upon receipt of a credit card number and details. Cancellations are without penalty if made 3 or more days before the date of arrival. If a cancellation is made after the 3-day limit has passed, the guest will be required to pay a cancellation charge equal to the first night at the room rate quoted.
1.4 With regards to group bookings (8 guests or more) The Lanes Hotel does not accept all male groups.
1.5 A £50 non-refundable deposit is required to reserve a group booking. Full payment must be received, at the latest, 4 weeks prior to the date of arrival.
1.6 Once full payment has been received (at the latest 4 weeks prior to the date of arrival) the organiser is responsible for any cancellations of the Group Booking made by any member of the group and no refunds are given.
1.7 Should you cancel the whole group booking after payment has been received, The Lanes Hotel will make reasonable attempts to re-sell the accommodation reserved, including offering it at a late rate discounted price. Any shortfall will be deducted from the initial group’s payment.
1.8 The Lanes Hotel agrees to supply accommodation on a bed and breakfast basis for all bedroom prices quoted. Alterations, other than a free upgrade, will not be made without the approval of the organiser of the booking.
1.9 The Lanes Hotel accepts no responsibility for guests booking unsuitable accommodation unless suitability was requested and documented at the time of reservation.
1.10 The Lanes Hotel reserves the right to refuse or cancel a reservation considered inappropriate.
2.1 The guest(s) is recommended to have, and is responsible for insurance to cover cancellation and curtailment and loss of baggage, personal effects and money.
3.1 Guest(s) will be issued with one key per room. The Lanes Hotel asks all guests to leave their key at reception when leaving the premises during and after their stay. There is 24-hour reception at The Lanes Hotel so that guests will be able to enter the building at any hour of the day.
4. Check-in and Check-out times
4.1 Guests can check in from 2.30pm on the day of arrival and check-out is from 6am – 11.30am.
4.2 The Lanes Hotel offers a left luggage service for people who wish to leave their luggage at the hotel before check-in and after check-out, but guests do so at their own risk.
4.3 Should a guest not check out before the time stated in point 4.1 they will be charged for a second nights stay at the price of that room for that evening, which may differ from the price of the room on the original evening.
5. Food at The Lanes Hotel
5.1 Breakfast is included in all room prices quoted and served on the ground floor from 07.30–10.00am during the week and 08.00–10.00am during the weekend.
5.2 Breakfast can be ordered to the bedroom for an additional charge per person.
5.3 The Lanes Hotel does not offer lunch or dinners, however a list of recommended local take-away establishments deliver to The Lanes Hotel, a list is available in reception.
5.4 Only breakfast food is allowed to be consumed in the bedrooms, all take-away food is to be consumed in the breakfast room. The guest(s) will be charged for any damage to linens and fixtures in the bedrooms due to food and beverages.
6. Conference and Private Functions
6.1 Full payment is required 4 weeks prior to the booking date.
6.2 Once full payment has been received (at the latest 4 weeks prior to the date of the function) the organiser is responsible for any cancellations of the function made by any member of the group and no refunds are given.
6.3 Should you cancel the private function after payment has been received, The Lanes Hotel will make reasonable attempts to re-sell the function facilities reserved, including offering it at a late rate discounted price. Any shortfall will be deducted from the initial payment.
7. House rules
7.1 House rules exist to ensure the safety and quality of stay for all guests. The reservation of a room is taken as a guests’ acceptance of these rules.
7.2 Non-resident guests may visit the bedrooms before 11.00pm, at which point they must go to the ground floor communal areas.
7.3 No consumption of hot or cold take away meals in the bedrooms, guests are invited to eat take away meals in the breakfast room.
7.4 No smoking is allowed in communal areas or any bedrooms in the hotel.
7.5 Refusal to comply with these rules, excessive noise or behaviour which is disruptive to staff or other guests at the hotel will not be tolerated and unruly guests will be asked to leave the hotel and no refund will be given.
8. Car Parking
8.1 The Lanes Hotel has limited free car parking spaces (5) and therefore does not guarantee parking to any guests whatsoever. We can however supply guests with 24 hour parking permits issued by Brighton Council at cost for £8 for 24 hour period. This allows Visitors to park in our zone C, which normally is used by local residents. Our staff who have extensive local knowledge, will help, assist & advise guests on parking if required.
9. Comments and Complaints
9.1 Any comment or complaint regarding the stay should be made immediately to the reception so that the matter can be resolved without delay.
